As a FTB who's just exchanged contracts on a new build property, this topic covers pretty much every arguement I've had with myself over the last couple of months.
Obviously my biggest fear is a price crash, now this may or may not happen. In the end I've purchased a property I want to live in for possibly the next twenty years. And that's the key surely, to buy somewhere as a home that you can afford, whether it becomes a good investment should always be a secondary consideration.
House prices will always rise and fall, but over the life of a mortgage they will always be worth more at the end than they were at the start, and in our country of rapidly increasing population and limited land space this will always be the case.
As for me renting while waiting for the market to possibly move in my favour.....no thanks. Completely dead money and who's to say the market will even fall enough to cover the rent you've paid out.

we've been looking to move so actively looking at the market for the past year. There is no crash not then & not at the moment here in the SE. Ours is on the market now as we want to move now and will do when we find the right crappy 300k house for us

Or so the house builders are saying ....................... and that should REALLY worry you!
House builders do NOT pay stamp duty, landscape gardens, decorate and offer heavy discounts if they are sitting on new builds in a rising market!!
Only the VERY, VERY stupid believe prices are still rising ...................

I'm on a little more than what TruthHurt considers poor mans wages as I earn £42k a year with a joint income of around £52k
My house in the "North" is probably worth around £125k but I bought in 14 years ago for £40k with a £36k mortgage. I have plenty of space, to big a garden, a garage and enough drive space to park another three cars.
Am I moving or selling. No.
Am I worried that my £42k salary won't pay the mortgage. No
Am I worried about my house loosing 20% Value. No
I bought somewhere to live comfortably for many years not just as an investment.
If people want to spend half a million on a flat with the right postcode that's upto them but please realise that the majority of the country couldn't give a damn if the city boys come unstuck.

Builders offer some great discounts for a number of reasons, first houses on an estate, last few etc
They often reduce at certain times of the year (just before financial year end for example) etc etc..
Oh yeah and when they see a problem looming....
BUT
they make so much money on the ones they sell at advertised or near to advertised price its already built into the equation anyway. They expect to have to sell a number at below the advertised prices and have no problem doing so. Its all about shifting houses to them, they don't want to keep sites open any longer than necessary as it does cost them financially to do so.
Its all supply and demand, they stimulate the demand with a few price cuts simple. Just take a look at the earnings of some decent house bulding cos and you will see what I mean. Its just shifting as many as fast as they can.
Someone who used to work for me got 20% off the price of a house during the heydays of 20+% increases pa, as they wanted to shift that house before the financial year end so he had 3 weeks to complete or lose the discount. Talk about stress when people mess about in the chain lol

After all, it's generally an asset you'll never realise the value on.
However, if you have £1m worth of easily realisable assets not including your primary residence, then I'd be more inclined to let you call yourself something close to a millionaire.
