Looks like we are both singing from the same hymn sheet fella. You've hit the nail on the head. If we can just about compete now in the downtrodden market, once the Far East and Eastern Europe begin to catch up on wage rates etc., which they will, we should see a return to buying in the UK. I have already seen it with one of my customers who tried to set up overseas and found the grass wasn't as green as first thought.
Hope UK manufacturers can ride the storm.

New housebuilding industrial lettings some residential lettings and a small amount of retail.
House building is ticking over we can sell everything we are building but dont expect any price rises.
industrial/Commercial lettings is Very healthy good industrial stock is very hard to find at the moment and is returning anything from 10 to 20% depending on which site.
The only voids are on units in need of renovation or in the process of renovation for new tennants.
I Have no particular gripe about the minimum wages as our labour only subbies passed the £5/hour mark about 15 years ago![Big Grin](images/smilies/biggrin.gif)

My major gripe is with the vast amounts of paper work now associated with health and safety and the subsequent increase in costs to consultants and advisors.

I'll sum up in one word why manafacturings struggling at the moment....
China!!!, seriously, over here wages are too high compared to the far east, along with taxation and goverment beaurecrecy. Most Chinese earn around 100 euro's a month and they work bloody hard for that as well. i',m afraid we just cant compete, the way around it is to purchase the majority of your stuff from them and utilise what they do.
For instance - you can get a DVD player in China for $10!!!!!!!
I recently bought some stuff that normally retails over here for 20 quid although we used to pay 13 quid, i got a better quality product for a quid each!!!!!

Can't say I have my own business, I work for a company...basically run new business & advertising side of things. My employers let me work the hours I want as they know how much business I bring in.
I have my own business with interests in property & land. I earn more from my side interests but than my main job but I don't have the costs or worries of my own premises etc, I also have a company car and benefits and life is easy as I am pretty much my own boss anyway.
Works well for both me & my employer.

100% mine and 50% share in other IT firm in City.
work about 2 hours a day and have lunch.
i'm 37, and thats the way i like it, could work flat out, but i'd be dead in a week.
