Thanks for all the replies and help, it's appreciated. Thought I’d give you all an update…

We sorted the problem out last night...

It was my friends idea really.

Me and my friend got an old empty petrol can, filled it up with ice cold water and went round the house...

We knocked on the door and when the guy opened it my friend decked him with a good right cross to the jaw.

He then proceeded to soak him with the water from the petrol can (that funnily enough smelt like petrol) whilst the guy was lying on the floor in a state of shock…

We weren’t sure if it was the smell of petrol or the coldness of the water but he certainly woke up pretty quickly…

I have to admit I’ve never seen so much fear in anyone’s eyes before, it was pretty spooky actually. I'll never forget that look as long as I live.

Anyway, my friend then produced a lit Zippo lighter, waving it close to him...

At this point the guy was begging for his life, crying like a baby, promising to pay the rent…

We asked him to leave and he did, very quickly, very quickly indeed. All his stuff is still in the house. I'm going to e-bay it all shortly to try and cover the rent.

Problem solved thanks to the good old “petrol trick”

Anyway, thanks again for the help.

I've just printed out a Section 8 and 21 Possession notice, going round the house tonight with a witness to "serve" them...

Under the Section 8, if they don't settle the arrears I can apply for an eviction notice from the courts in 14 days and have them booted out legally.

If they do pay the arrears, under the Section 21, they have 8 weeks to leave the property anyway. If they don't them I get a court order and boot them out legally.

Bit late to join the party, I know, but is your contract with the lettings agency the kind of contract that requires that the tennant pay rent to the lettings agency, who in turn pay you?

If so - the lack of rent forthcoming from the tennant is entirely irrelevant to you getting paid. The LA should be pursuing the tennant for the money owed.

Not generally true. Most contracts with Letting Agents state that if THEY don't get paid, they don't pay you. Even when you're paying 17.5% or some similar excessive rate

This is what landlords insurance is for should you wish to insure yourself against unpaid rent.

What do Letting Agents do for your 12.5-17.5%? Generally not much! Hence why I don't use them
