Thanks for ALL the replies people.
We have slept on it and in the clear light of day, it looks like we may use other more subtle tactics to get around this.

We are going to think on this a little bit more, some cracking ideas and advice so far and will form a plan for the new year

We are now forgetting it for the time being and will start to get drunk *checks the clock ..damn * and enjoy our christmas

You do right mate. Forget about it for the time being and bide your time.

Then absolutely royally shaft her should the opportunity arise. You need to get revenge but it is a dish best served cold. At the least wait until the new year and then get her number in the free paper offering executive relief.

There would have been a contract between tenant and landlord as soon as the tenant started paying rent. I'm afraid you're pretty much screwed getting your money back as there is nothing written down. You're in effect being blackmailed by this person due to you not getting certificates for gas, electricity and the new energy cert.

I would also tread quite carefully with this person if you aren't declaring the income to the Inland Revenue as this tenant will almost certainly shop you. If there is a decleration to be made before Jan 31st on extra tax income (self assessment) then get onto it.

Like others have said, learn from this and the next time you rent it out make sure everything is totally above board, friend or not. At least you can take satisfaction telling all your mutual friends what a scumbag tramp your ex-mate is

If she is renting another place she will probably require a ref from a previous landlord.
Bit of leverage maybe?

As many have already said .Live and learn .You were quite lucky with this one to be honest .Couple of months short in 18 months is not the end of the world .
She did not wreck the place,stuff clothing down the loo to block drains,take doors of their hinges,wreck your cooker,although it wont be clean ,smash the loo ,leave it like a flea pit,take the curtains ,lampshades ,take doors off kitchen cupboards.

Yep youve done OK to be honest .
Show this to your girlfriend .She will feel much better about it .

Landlords are far down the list for sympathy with many people and the law is mainly protecting the Tenants.

Dont for one minute plan to get even,as you will land in trouble .

Tidy it up ,get someone else in ,make sure your paperwork is in order or have an agent do it for you .
I dont know any Landlords who have not been through far worse .

Put it down to experience. There's no point in getting all Charles Bronson about it. It just sn't worth the hassle.

You're screwed, it is illegal to rent out a property without having gas safety checks etc.
Why save a few pounds for the sake of risking someones life?
Think yourself lucky that you aren't getting prosecuted.

Lost £8k in rent over 10 months from a bad tenant. He left the day before the bailiffs arrived. Tenants are great if you get a good one, frustrating if not. Put it behind you and best ofluck for the future

If there was a contract, even a not very good one, i would start proceedings in the small claims court. I dont think it costs much, and i would do it with the expectation of getting nothing, but the hope of something. My brother once left a job and they owed him back pay, the letter from the court was enough to make them pay up. If this girl has any form of credit (and who hasn't) then any bad debt on her file will make it harder, and she will know that. Thats what i'd do, i'd also mentally write off the debt, so anything you get is a bonus. At least it would send out the message you're no mug.

What are you going to do with the property now ?. If you are thinking of letting it out again, then you may want to do it through a letting agent. If so you could ask them for help and advice.

was it an OYEZ Short Hold tenancy agreement?

In this case, keep the deposit and let them go... stand the outstanding amount (of £600ish)
Put it down to experience.

it will cost you more in time and hassle and money then the money she owes.


Nothing you can do and this is how a lot of tenants treat their landlords.


I know from experience myself its not worth pursuing unless you have the time and money.

No no no no no

As has been said before, you really don't want to stall getting the authorities involved. HMRC will start getting interested for a start, you rented the gaff out without the proper paperwork, and you WILL get into all manner of trouble.

Cut ties, tell her to sling her hook out of your life and get the gaff sweet for above board renting. Beware though, there is a bunch of hoops to jump through to be a landlord. Once you've finished jumping though and get a decent tenant life tends to be sweet on both sides. We rent our properties for well-below avarage prices. This means that although we don't earn as much as we could do, the tenants know what a bargain they are getting and don't want to rock the boat but screwing us over. Also means that they are more likely to be able to actually pay the rent if they get made redundant etc. Stingy rapacious landlords give everyone a bad press, but believe me, there's a lot of tenants that really appreciate a top class landlord. We even got an expensive bottle of wine from one of our tenants for Christmas

Again, just put the £650 down as a lesson learnt (every landlord gets stung at some point, I hope this is the only time it happens to you) and forget about the debt and her. Good luck buddy with future tenants and just make sure your *** is covered.

Again, forget this option it could seriously come back and bite you. Get all your certificates and checks done and declare income to HMRC. (I've rented out properties for 17 years).
