UPDATE:
Having been let down by a company at the gate design stage, we went looking for another company.
Speaking to Jackson Fencing they were willing to quote but really only did commercial properties, but put me in contact with a local company that do all there residential work.

I was very very impressed with how they handled the enquiry and site visit. Neil seems to know his stuff when it comes to gates and there automation. Backwards and forwards for about 3 to 4 weeks saw me yesterday giving a verbal go ahead for drawings to be drafted.
We have gone with an underground system with a keycode intercom system and remotes and a tag, with a ground loop in the drive
Talking to Neil he says that using a 24v system is the way forward, I was a bit reluctant at first but doing some internet searching feel that this is good advise.
So thanks for all the usfull information above
Im not sure if im right in my train of thought, but the money spent really only adds value to the house in someway?

Speaking as a developer responsible for some of these restrictive covenants i can tell you to just put the gates up.
they are in place most of the time to stop some idiot parking a huge caravan/sticking some hideous gazebo in the garden et al , next to a house we are still trying to sell.
We often get phone calls up to ten years later requesting permission to put up a garden shed and our answer is always the same.
We dont give a flying f... as long it is within planning/building regs
