How do I deal with my Landlady?

i've held back the last months rent on several occasions, to "ensure" i got my deposit back !! not saying this is legal or anything, but i didnt want to take the risk or wait for my dough !! good luck man.... sometimes you just need to think ahead..

Started Filling Holes, Painting skirtings and packing today! Absolute nightmare been to the dump 3 times now getting rid of crap that I have gathered thru the years.
Just packed alway all my home cinema gear as I just sold my AV Receiver. I forgot how **** the speakers are on my TV until now.

Same thing here mate.
2 bedroom groundfloor flat, started getting a damp patch on the ceiling in the kitchen, notified landlord, she is crap, been "getting it fixed" for about 10 months now.
Leak was not from the floor above, but the floor above that, the one above us has been vacant for over a year so they could not notify the leaky folk up top.
I stopped getting progress reports around 6 months back, so i started delaying that months rent to make this useless fat **** sort her **** out, she usually rang up and left a message with a status update followed by a "ohh i saw that the rent does not seam to have been paid, could you double check)
We have had the management company out for the building who were not sure how they were going to sort it as basically the fecking roof needs to be removed.
Its a ballache, the corner of the kitchen above the cupboards now has black mould on it (landlady has seen this) and the adjoining room i am typing this from now has the same, along with water marks all across the ceiling.
**** her, i paid 1k deposit so i will be wanting that back, its held with that goverment scheme thing posted above, iirc you have to start a refund claim with a account and pin number.

Forgot to add, the missus placed a holding deposit on a new place yesterday, they are just preforming some background checks to make sure we can afford the rent (its £95 a month more lol) then it should be ours.
Cant wait to ring our current landlady up to tell her, she will never find anybody else to fill the space as people dont want to pay £500/month round these parts for a 2 bedroom shoebox with a nice view, otherwise upstairs would not have been vacant for over a year (and they are only asking £450/month lol)

If she wanted to keep you as a tenant then she would have fixed the problems, if not then all you have to do is move upstairs and save yourselves a minimum of £50 p/m (i would assume you could get it cheaper than the asking price due to it being vacant for so long and needing work......)
EDIT: i forgot to wish you all the best with the move, i hope things work out much better at the new place than they did in the current one

Mainly because every time i got an update i was expecting something to happen pretty soonish, so it was pushed back and pushed back.
It all started because one day i was sitting on the xbox in the living room and i could hear a dripping noise, i investigated and phoned the land lady instantly.
This dripping noise stopped after a few mins, until the next time, etc etc
The landlady struggled to get in contact with the people who owned upstairs because it was empty, took a few months for the owners to turn up to look at my roof, who then inspected their flat (which turned out to be ruined) and then the finger was pointed to the flat above them.
Then finally the top floor flat supposedly sorted the leak, until i was sitting on the computer on the adjoining wall and heard water pouring onto the ceiling for around 3/4 mins, once again i rang the landlady.
Around a month after this, the management/insurance fellas got involved and that was just before christmas.
Meh, besides i dont want to live upstairs, the one above us has soaked up most of the water, its proper wrecked we are starting to need the extra space anyway, the new place is a decent upgrade for very little extra cash.
The holding deposit is already down, and the new place is like a secluded, newbuild, gated community on a private road, super quiet and hidden away, and gives me 2 double bedrooms, gardens, conservatory and a standalone garage
