At a guess..

They think you will just whine a bit and be fobbed off, eventually you will just forget about it.

If they realise you will take it further, I'd imagine a refund will shortly follow any serious hints of court action. Very few companies will want their name dragged through the mud for £500!

I used to work in this industry, and the money I have seen people write off is shocking, but it happens all the time.

Stick to your guns and I'm sure you will get what's due. By the way have you tried going in to the branch and shouting the odds rather than emails that don't really have much of an impact? I've had some good results by using the good old fashioned methods.

Well I got a phone call yesterday off the back of the email I posted up earlier and..... I've got the full whack refunded!! BUT also got told I'm not allowed to apply for another property in the future! Not a problem seeing as I plan on buying next year anyway.

Make sure they haven't done anything to your credit score.

Absolutely not possible. Estate Agents are not finance companies and have no access to the credit referencing agencies for updating purposes.

Only a default on a mortgage (financial agreement) or a court order could effect his credit score.

Nothing to worry about at all.
