Steering squeeky

Hi there
Ive got a problem with the steering column on my car.
Its a 94 WRX and when i turn the wheel, it makes a very annoying squeeky/cracking sound.
Furthermore, its a bit harder to turn than normal, and has all the classic signs of a unoiled steering joint.
But ive lubed the joint, the rubber seal that goes through the firewall, and inside the column itself.
Ive taken off the cavling (not sure its spelled like that) arround the column, removed the wheel, removed the wiper/light cluster, and the rubber bearling in the drivers end of the column, and it still makes the same sound.
Here is a video of the sound:

Any ideas?
Thanks
