Anyone Know Anything About Property Development

As the title says, does anyone on here get involved in this sort of thing? - can you point me in the right directions etc.
I'm looking to get into this, but as usual, not really sure where to start!

Right,
Currently in a job that i am soooo bored of..
Ideally want to set up a company with a.n. other person with regard to buying up properties and selling them on. Not sure why but it really interests me!
But, the downside is i'm really not sure where to begin with the whole process of getting soemthing like this off the ground.
Any help is gladly appreciated!

by Property development what do you mean? Just trying to gauge where your interest lies.
a) find land, build houses etc flog em
b) buy houses low sell em high?
c) other.

Property Development? Buying and Selling?
I think you need to do decide exactly what you mean, what sort of property you have in mind etc.
Are you talking about commercial property, shops, offoces, industrial units etc or houses/flats?
What you need to remember is that investing in property invoilves a substantial capital outlay, and prices don't always go up! The advice will also depend on what part of the country you are in.
You need to investigate the market carefully to minimise the risk, and I would start doing that now. As a clue my godfather is a very successful property developer, and has always developed houses he wanted to live in at the time. ie started out doing falts, then terraced houses, then small estates, and now build luxury and exclusive houses.
You will also need to consider tax implications etc, and funding.
My tendency woiuld be to start small, buy a house for you to leave in that needs renovation, do the renovations doing as much as possible yourself, then seel it, buying another home for you. This saves capital gains tax. Once you have done this successfully a feww times you will know what you are doing and be in a better position to branch out.

I am not emailing anyone about property development as not got the courage of my own convictions however I do suggest C does, as the more research one does the better! Although you never know may one day buy a house in need of refurbishment.
Also being a surveyor my need to do research is limited, spent far too long being trained in it! Came up with some wonderful schemes when at college, suprisingly developers have actually done what us students decided should be done in some cases.
Makes me wonder if the lecturer actually ran a development company on the side, and carried out the best schemes!
However that doesn't stop me reminding everyone that a lot of property developers have lost everything at some stage of their careers!

I'm thinking private properties (houses mostly). Im based in the South East near guildford. House prices here are rediculous already so I may have to consider elsewhere.
buying & renovating properties interests me, also buying & selling quickly on to make a profit would be nice too!.
I agree starting small & working up from there is going to be the way to go, purely down to capital outlay....
Is there any web sites out there that could help me get the ball rolling?

first piece of advise
Dont give up your current job till you are sure of any income from property
If you are in or near a university town student letting properties are an ideal staring place you will get maximum income from a large semi and a fairly well behaved tennant.

By the way this is not talk this is what i do for a living we build 30 plus properties per year in the midlands and have a large property portfolio of Industrial some small commercial and flats
