Hello

Has anybody has a loft conversion? What was the cost? Any recomendations in the Kent / Sussex area? I'm near Sevenoaks.

My wife has this idea that you can "lift up" the roof to make things a little bigger, I think she's crazy!

Any suggestions appreciated.

we looked at this to our house in sussex. Not cheap, probably won't return any extra value on your home based on the mad quotes we received from local builders.So i would only recommend it if you really need the room.

we had quotes from 30-35k

basically if its a newer house with joists every foot or so, they have to take them out and replace them with fewer ones (perhaps also different shapes of joist) to take the weight in line with the shape of the roof rather than straight down as you need the space for the room.
I'm not sure about lifting the roof, my simple thought was that providing your house retained a standard 'siloheutte' you didnt need much in the way planning, if you start lifting roof or adding stickey out dormer window bays you need planning. then if you have people across the street they may object to you lifting by blocking there light etc.

There also has to be some sort of fire escape from the loft, this can be a flat window with ladder arrangement, also as fire regs you need a door at the bottom of the stairs to the loft and a small landing with door at the top.

Then you need to move the water tanks and pipework to the edges of the loft (hidden behind plaster walls and with a cupboard door on so you can access them).

That was the info we were given about this time last year.

To put the builders prices into context i spoke to a friend who runs a building company in scotland, as they are restricted by weather in winter he was willing to come down nov/dec/jan/feb times and do it for us at there standard rate of 8k for a loft extension............
