Estate agents, wtf! Professional!?

Ok,
looking to sell our house and move upmarket.
So we think get a couple of valuations, and go with which we think offers the better service.
Number 1 recommends a bit more than we thought, but we were obviousy happy with this
Number 2 who knows we are interested in a property that they have, comes in about 10% lower, so we think hmmm better get a couple more estimates to see whos more accurate, suspecting that maybe they think if we get our offer accepted for this other house, and ours is on the market at a low price it will shift quick!
Number 3, comes in about 10% lower AGAIN!
Now weve got 3 "valuations" which differ by nearly 20%!! We are shocked, he goes "well I may as well go throught the rest of my spiel", but he can see that we are stunned in disbelief
Number 4 comes tonight!
but, now I finally get to my question.
How the **** can 3 so called professionals come up with valuations that are that far out!?

Having spent THREE years trying to buy a house, I learnt that valuing a house is not an exact science. In some areas it will be easier than others, for example if there's a lot of similar houses with a regular turnover. However if your house is unusual, maybe great location where houses very rarely come up for sale, then the valuation is based more upon gut feel than science, hence the variations.
At the end of the day, it's what someone will pay that counts. Personally I would start high...

Hmm.
I think its because its a rarer type house round here. Not a lot of em about, so not easy to make comparisons.
With 4 estimates we are probably going to drop the highest and lowest, and average the middle 2 to see if we are happy with that

Professional? Pah, these people are just as good at guessing the price of houses as you or me. Work it out yourself (float it round a few friends) and get them to put it up for sale (or advertise yourself like they do) for what you think. If you get tons of offers you have pitched too low etc.
Exactly what "estate" are these people agents for? Purely their own of course.
In my experience even when moving into an area the local estate agents provided mucho bumf but absolutely no help in pointing one to the right place. I think "dahn Sarf" they may be getting a bit more pro-active and actually providing a service over and above a glorified version of a card in the local newsagent's window.

Best advice I can give is start high also don't go to any of the pushy chains. Go into the estate agents and have a look are they all young first time agents or are they older less pushy experienced.
One thing to bear in mind is if they don't come up with the goods move to a different one. They would shaft you don't worry about taking your business else where.

I went through the same sort of process when I bought my current house from my wife's ex husband. I didn't agree the valuation put on it by the surveyor - not surprising really as he came from Kent and I live in Essex
Anyway, I asked for 3 estate agents to come and independently value the house. I got three differing values surprise, surprise I then looked at the local papers where these companies advertise and found that the middle of the 3 valuations given was from a company which specialise in selling houses in the village I live in and the surrounding area. I used this to have the surveyor agree the valuation to the mortgage company and my problem was solved. I have since noticed that the estate agent I used has sold almost all the properties put on the market by them in the last couple of years whilst other houses refuse to sell.
So, sorry for the drivel but I'm bored and need something to do, perhaps you should take the valution of the local "specialist" as a start point and work from there. Remember that you may be better off selling the house at a reasonable price to you and the market than waiting for an estate agent to get the price they think the house is worth.

We will just have to see. Im happy with the price we agreed to advertise with, we will just have to see.
I live in a town, so I cant really see why they should have that much difficulty. Its not a specialist type of area.
What annoyed me more than anthing was 1 would say you cant compare this type of house to yours because....., then along comes the next, and says the complete opposite

In the end we went with one who had an enquiry about houses in our street, bloke turns up 30mins later and offers asking price, GREAT, stress-free sale.
Estate Agent still wants full 2% for 1 phone call !! No contract signed, no details printed, no advertisment.
What would you have done ?

Advertise it low, with 2 estate agents. (They will both try to dissuade you from doing this, but there is **** all they can do about it. They can only charge you if THEY sell the house) You will get loads of people looking at it. PLay the two off against each other (i.e. I've have an offer of ????? + a grand from the other estate agent.) You will very quickly find the real value of your house, and you can be sure that the estate agents aren't pi55ing about.

I've heard that some Agencts deliberately come in at a low figure ni order to get the house to sell quickly.
If their commission is 1%, on a house valued high at 55K and valued low at 45k, the difference to them is only 100 quid, whereas it is 10k to you!!!

I was looking at two houses, and couldn't decide between the two.
house 1 was with estate agent one and the house 2 was with estate agent one and two.
Estate agent one told me that house number 2 had been sold and someone had just put in a higher offer than mine on house 1.
It was a BLATANT LIE from the f****** m***** f****** t***p**.
I will not deal with that agent ever again. thwy operate in the TW area, if you want their name I'll glady supply
