Could someone shed some light please.
Mum has just sold house and we have just bought a new house (no chain involved as owners are already out).
What sort of time is expected before we get into the new house providing everything runs smoothly ?
Are there any other factors ? Whats the worse it could be ?

Hi Brett,
Moved out of our old house into an unoccupied property. Made the offer late Jan 2002 moved in March 13th 2002 , so about 6 weeks in total. Apparently this was quick....
Main hold up was solicitors/mortgage company moving papers between all parties to be signed, Surveyors being booked in to survey (1 week delay) and estate agents not pushing things through.
Apparently Scotland is different & much better or so I hear people say. don't know as I never lived there...

Theres 3 parties involved? the people buying your mums house, your mum and the people who own the house she's buying. Thats 3 sets of solicitors so I'd aim for 8-10 weeks if you're lucky!
If I've got that wrong and its just the case of 2 solicitors talking then you should be in by 8 weeks hopefully. If you really push them you can get in for 6 weeks, as mentioned above.

Should normally be 6-10 weeks where there is no chain. Main hold up is the local authority searches that the solicitors do as they sometimes take up to 3 weeks. If you are definitely sure that the deal will go through it may be worth instructing the solicitor now instead of waiting for the mortgage offer, beware though if the deal falls through you will have solicitors costs to pay.

I saw the house on the Saturday, fixed up a mortgage on the Monday, Solicitor on the Tuesday and moved in on the Friday.
It took a damn site longer the next time.

Thanks people . Ok then .. another question. Do the profits on the house made come through once you have moved house ? .. or do they come at a different time ?
I'll explain , my mum is giving me "a loan" from some of the money made on the house so i can buy my Impreza. The thing is .. im just working out how long i have to wait.
