Planning permission - how do u know if its needed?

New property has an outbuilding with electricity approx 10M from the house. Its old (c1870) but not listed. All I wanna do is run some plumbing to it for a washing machine and sink! Do I just go ahead and dig a trench & get a plumber around?? or do I need to get planning permission?!?

I would be very suprised if you need PP, is the property in a conservation area? If so you will do.
You will only need PP if you are altering the external aspect not the internal or trenchs for water supply.
It is always best to check with the council though.

Phone the planning department to be sure. Its more likely you'll need a building warrant if anything. You don't need planning permission for pipes underground. You also shouldn't require change of use as long as the use of the outbuilding is incidental to the use and enjoyment of the dwellinghouse. Always best to check and have something in writting so that if anyone asks at a future date you have something to refer to.
