Default Good landlord insurance - providers?

As title?

Looking for a small contents policy say upto £15/20k

Many normal insurers will not handle you for renting. I got mine through Countrywide Letting Agency

Wouldn't use them as a letting agent though - they are crap!

STEER WELL CLEAR OF COUNTRYWIDE IN ALL RESPECTS.

THEY ARE TOTALLY INCOMPETENT, THEY HAVE NO PROCEDURES IN PLACE AND A TOTAL LACK OF COHESION AS FAR AS COMMUNICATION CHANNELS GO.

(in my opinion)

I used Homelet for buildings insurance. Normal insurer wouldn't touch the property as it was being let. Paid about £13 per month for over £60K rebuilding costs. Dunno if this is good or not?!

Just got a quote for contents, legal, rent guarantee - £29.43pm

The rent guarantee will bump it right up. Good chance of a propert being empty for a few weeks at the end of a let, especially if short term letting so high premium to cover high chance of a payout there.

Why don't the tenants have insurance.

I am renting and it was compulsory for me to have contents insurance and accidental damage cover. This is for a house filled with my own furniture, but I have to be covered for damage to carpets etc.

Make the tennants pay and have a copy of the certificate.

Its one thing insisting they have a policy and another that they keep up the premium payments.

I want to cover myself for redecorating / carpets / damage to white goods that I'm providing / bathroom furniture etc etc

You are being very careful then, but then there can be dodgy tenants out there.

I hope you never need to make a claim (especially as some tenants leave properties in better condition than when they moved in).

Hope so too.

Hopefully have a couple lined up who are retiring to Hastings (why? - dont ask me!!) so should be longtermers (provided they dont peg out).
