Self Certified Mortgages..Anyone got one and with who??
As title really.
I need to get myself a self certified mortgage for about 200k and was wondering if anyone could point me in the right direction of a GOOD company and what I should know before contacting them.
I am self employed and my income varies a little so need to do it this way.
I need to have the company trusting what I say when I say " I can afford that monthly repayment"

I'd recommend that you use a good IFA to find a mortgage for you. My mortgage is with Capital Home Loans. Any self-certified mortgage lender will need a confirmation letter from your Accountant.
You will get walloped on the interest rate...

Not totally true.
We have a self cert with the Halifax, didnt need any accountants letters (good as i do my own), andthe interest rate is comparable with std high street lenders at 4% or something.
All worked out great, and the application process was simple. As Nick says, get an IFA on the case - takes 10 minutes and costs you nothing.

Halifax isn't a true self cert - They just don't usually require proof of income for LTV under 75%. Similar with Abbey and Woolwich. Birmingham&Midshire and UCB both have reasonable rate self cert products, (up to 85% LTV) but you are certifying your income as opposed to the affordability. Not sure of anyone who will allow you to certify affordability since FSA tightened up the lenders code of conduct rules
