Default Flat Roof Extension

Got a couple of builders coming round to quote for a flat roof extension. About 200 sq ft single storey.

What sort of figures should I expect? Good access for a digger for foundations etc.

Dunno, but if it helps I am having a single story brick garage built. 5m wide by 3m deep with a 3m x 3m store room on the back. Pitched room, eletrics (40m down from the house), water supply etc etc and that's coming in at £15K.

That will depend on a few things:

Where you live
Do you just want a shell or turnkey extension
How much electrics
Central heating
How many doors/ windows etc

I would say £8k (for the shell) but like i said above its a bit of an open ended question

If the final cost is anymore than 12k including central heating etc you have been done. I would have thought you could do that for somewhere near 10k.

Not forgetting that the foundations will have to be strong enough to take two storeys

Why would the foundations need to take two stories?

I have the original windows which I'm hoping can be re-used. Electrics don't need to worry about.

In full I think I need:

Foundations
Brickwork
Roof
Flooring
2 new windows and 2 doors
plumbed in to the existing central heating and water supplies (hot and cold) and waste. As I may relocate the bathroom.
Steel bars to hold the existing roof up.
Plastering

Think that's it ...

if you can avoid it dont get a flat roof they always fail

Unlikely as it's a Bungalow
