Default Putting an offer in on a flat I havent been round yet!

Hi all -

Is this mad?

Ive found a flat that I cant get to see till Saturday. I know the location(walk past it every day) I know the spec (2 double rooms, ensuite, 1st floor and garage etc) and I have a very good idea of what it will be like inside obviously from the pics.

Its spot on from what I can see and in my price range - the thing is I havent seen any at this price etc for the money with a garage and I dont want to miss out.

Should I just put an offer in tomorrow? Not much to lose is there?

Yes Im in a rush due to personal circumstances!

Well, there's not likely to be anything inside that would stop you making an offer, is there?

Apart from dry rot, peeling walls, dodgy flooring, dodgy electrics, broken stuff everywhere, loose windows, neighbours from hell and so on. All things that can be 'hidden' from pics.

It's the biggest financial commitment you'll ever make and you're thinking of buying a non-new-build without looking. Crazy stuff.

survey will find all that out. He can pull out any time till the contracts are signed. Id go for it.

Buyers market at the moment. I wouldn't rush unless you *know* this is the place for you.

Pic can be very misleading. We've looked at a lot of houses now and if we'd taken the pics at face value we'd have made a terrible mistake!

2 women did this on a tv programme recently becasue they couldnt get the lock to open! So they phoned the agency and made an offer! It needed new walls and ceilings in quite a few rooms! Quite a gamble to take.

How long's it been on the market? If you offer without seeing it they won't let it go for under asking price. I wouldn't anyone... can smell desperation a mile off!

good point. but when you look round a house you dont find out youve got bad neighbours till you move in.

you cant put an offer in until you have viewed the property so wait till saturday then offer the asking price

you can put an offer in without seeing the property. I have bought properties in the past without seeing them (very cheap properties to rent to DSS - but it can be done)

Anyway - if you tell the estate agent that the layout and location are perfect, but you need to see the interior he would be very foolish to let his client accept an offer before you view

You have to be crazy! As several people have pointed out the reality can be very different to the pictures (and usually is).

Plus the seller is likely to either (a) not take you seriously (I wouldn't) or (b) realise you're desparate and get a higher price out of you.

every estate agent i have been to wouldnt let me offer on a property without viewing it, auctions or other methods of buying may be different !!

Depends on your circumstances steve - If I call an agent and tell him I want to buy a 60k property to let to dss, why would I want to see it. We both know the DSS will pay me £350.00 a month for ever to let someone live there if it has three bedrooms, so I am hardly going to withdraw my offer when I find out it has a brown bathroom suite and purple kitchen

I rented a house just from seeing the outside due to the location and size, which is different, but there is no reason why it can't be done, it would not be a great idea though. As frustrating as trying to find somewhere right can be, there's no point risking it for the sake of a few days.

However, you are only making an offer, which you can obviously withdraw once you have seen it if you change your mind.

The other factor is you would have to offer the asking price, otherwise negotiating would take you past Saturday anyway. By appearing so keen the seller wouldn't accept below the asking price.

Can you not get the agent to meet you after hours?

Just try an offer, as said with the silly UK system you can withdraw it if you want.

You dont have to view a property to make an offer.
