Do lodgers pay council tax?

All depends if the lodgers male or female.
Just charge them less than the going rate for renting out a property for themselves.
Example. If the going rate for a flat is £600/month, charge them £400-£450.
This should pay your mortgage (depending on what it is) and give you some beer money too.
Get them to pay half the bills too ie telephone, gas, electricity.

MattW is correct - council tax will be the same as it's based on the property, unless you have a discount for being the only person there. My lodger pays £250 per month plus his share of the bills, his room is a quite small though. That's about the going rate for student digs here in Sheffield so he's getting a good deal but he is a mate - the flat as a whole would be worth about £550pcm.
