Default On-line estate agents - rightmove

Can anyone recommend any estate agents (I use the term losely) who will list my flat on rightmove for not a lot of money.

The best I've found so far is £99 up front with 0.25% comission.

After VAT works out to be £527.57

All the other "normal" ones I've approached will only do it for 1% and the won't negiociate as my flat is only worth about 140k (low margin).

After VAT works out to be £1645.

It's a sellers market - sell yourself ..... a for sale sign well placed on the property does wonders!

Rightmove will only accept ads from 'traditional' estate agents as they are bound by the Property Misdescriptions Act, many of the on line agents ask sellers to provide their own property details, so they are not covered.

Do they advertise in your local property paper as well? Whilst many people use the internet, a lot of people still look in the property papers & EA's windows as well.

Just RM and a hand full of other www sites.

I was going to give them a go for a couple of months and see what turns up. I'm on no great hurry to sell (this side of xmas) and fancy the cheaper alternative!

Jan - Mar is a very busy time for EA's, lots of people looking to move, make sure you don't miss out on one of the busiest periods. Do they value the property for you as well?

In that case - try it yourself and see what turns up - its the even cheaper alternative!!

I was selling houses privately in 1984 ..... it is as easy a thing as you will ever do - and probably the most profitable!!

I would rather sell a house privately than change the spark plugs on an Impreza .... which is good news as getting a Mechie to change my plugs costs £30 .... selling my own house saves me £3000+ (remember the VAT you save too!!) and thats at a rate of 0.75% which EVERYONE can haggle to if they had the *****!

In Nikes words .................. 'Just Do It' ......

I'd say 1% is good. We've just sold and the best we managed to get was a 1.5% comission - but that still means a nice £9,000 with the VAT to the agent...
