Estate agents are devils poo as far as I am concerned.

I work for a very very very very big company - But I dont say to them - I'll charge you x% of the profit you make.

Estate Agents should not charge a % of the house value - it's fick all to do with them. They should look at their COSTS and add a margin.

Anyone who is selling a one bed flat is immediately given an incentive to upgrade to a better property.

The LADDER works

Keeps costs down for sellers and also smoothes the income for Estate Agents

Or, Pete, I am sure this never crossed anyones mind..... but you can always get a big board, write "for sale - please knock on door" on it and stick it in your garden!.... unreal I know!!!!

I did EXACTLY that in 1986 when I sold a property, it works!

I got 3 buyers outbidding each other - not a penny of mine went to an Estate Agent

Bloody easy too - Solicitor takes care of everything from the price agreement on ........

Any form of Agent is a parasitic leech on society, earning money from the talents of others, and has to sleep at night knowing they contribute nothing, nothing to society. Anything to take them out of the loop is wlecome as far as I am concerned.

There are more and more of these online agencies popping up, yet it's still a niche market (at least it is ooop north).

I put my pad on the market in may (long since sold) and at the same time a similar property went on with one of these online things... 3 months later, the other property went on with a "proper" estate agent and is now sold. I guess the "footflow" generated by the online agent was pants and not worth the savings in agent fees.

Still, if this one is free and if they put it on Rightmove and the likes for you for free then there is a chance it may sell in the end

Estate agents do work for fixed fees and not percentages, its all about what you negotiate if you accept what they say then thats your choice.

However if you can get the same service for free it is always worth a look

You'll want to be careful using sites like that. New OFT rules mean that these guys are acting as estate agents, and therefore have to abide by the laws of the land.

Whoever set that site up is badly advised, you cannot advertise with them at the same time as being in a sole-agency agreement.

Oh and as they have no network of advertisers, ie Rightmove, propertyfinder, primelocation et al it's pretty unlikely you would get much exposure unless your neighbours fancied buying it.

Go Multi-Agency Contract routeand you are in the clear

Or simply don't use a parasitic Agent!

Couldn't agree more, on both counts.

Watch out though, many agents are now writing clauses into their contracts stating that if you sell your property privately you would still be liable for their charges, even in multi-agency contracts!

Estate agents with sole agency contracts need to be careful. There’s nothing to stop their vendors from also selling privately. You need to consider reverting to sole selling rights and include a clause which prevents the seller from using an Internet Property Retailer at the same time.

We estate agents need to stick together and prove that we are worth every penny that people pay. The house moving process isn’t an easy one – and Home Informantion Packs will add a further complication into the mix.

aww, don't you just feel terrible for them?
most contracts have stated for years that if you sell to someone who they introduced, you owe them the selling fee. always worth letting your neighbours know before finding an agent IMO, expecially if your house is bigger / better than the norm in the area.
