Any landlords retrieved their bond through the deposit protection service?

Default Any landlords retrieved their bond through the deposit protection service?

Been renting out my house while i`m away using a local estate agent. My last tenant stayed for five months but only payed rent for two months before he left. So I contacted the agent and asked for the bond back to cover at least one months unpaid rent. They explained that they dont keep the bond anymore, its paid to the "deposit protection service" and may take some time to get back. Anyone dealt with these people? I was wondering how long it can take as my estate agent is very vague about it..

Sorry, can't help you.

But as you've found out, agents are a waste of time as they do **** all.

You don't need to do a bond, we just do 2 months advance rent. If they are up to date with the rent then they don't have anything to pay for the final period of the tenancy. Inspections are carried out every 3 months to ensure everything is in order.

Same as me. I rent out rooms myself and do the advance rent thing instead of a deposit.

Yep gone through the whole claim back process with them it takes a while.

Firstly if you have an address I suggest sending him a letter
If you don't then you will have to start a single claim on the website {the agent should provide you with your unique code to start the process or do it for you}

The single claim process is long winded, you have to contact the DPS to get the legal form then fill it out attach your supporting information and get it signed by a solicitor, JP or one of the approved persons this is AFAIK a legal document.

You then send the form and stuff off to them I believe they try to contact the old tenant for their side and then they pay you out when the criteria are met {one being 2 weeks response from the old tenant}

Like I said it takes a while, we went for the full deposit and the extra and got it all in the end

yep we do the same, doin't take a deposit.

Biggest problem i`ve had so far is non-payers. I did have one tenant that changed the locks after his girlfriend superglued them. He didn`t give the agent the new keys and legged it after not paying for two months. A neighbour told me he was still sniffing around the house after he moved out. Next tenant did the same thing, pay rent for 2 months, live there for 4 months then dissapear. Still waiting to get the bond back from DPS. Its been 2 months

Do any of you guys use an inventory company or do your own? Reason i ask is i run my own Inventory business in Kent and deal with a lot of estate/letting agents? I am always after some marke research and wondered what you think of the agents inventories and any suggestions you could give them?
