Question Basement Conversion

Anyone here know about basement conversions?

I need to find a structural Engineer though unsure how much i should be paying?

I already have a basement, though want to know if i can dig to make it bigger as currently it is the lenght on the Hallway.

Also anyone know how much it should cost for getting the conversion done?

Sam do you mean, dig it out deeper or longer as in length. Digging it deeper would be an horrific cost. You would need to under pin the footings and make sure your neighbours foundations were secured as well. To lengthen it would mean structual support to possibly the complete under side of the ground floor. Also obviously you will need planning permission and extra insurance if you house took out your neighbours. The surrounding structure of the house, around the basement will be the mainstay of the srtuctual ridgity of the house. Once you undermine it, it will need a huge amount of structual work to re-balance it. Obviously like all things it can be done, but at cost. And i really dont think you would get permission.

These were becoming quite popular a while ago, I heard that it is virtually impossible to get planning for them now, due to bad ones taking neighbours houses down.

My brother looked into one, and he was getting figures of around £60k thrown about.

Still quite a few going on in London due to inability to extend and cost of bigger properties..

Yup they are mega expensive - saw two or three being done on the same street just of the Kings Road... keeping up with the jones' / wilson-smythes

Fascinating to watch being done though, with the conveyor belt coming out of the basement straight into a skip. Clever how it's all done, but can't help thinking it would be dark and dingy down there.

I saw this on TV some large house in the centre of london, it was a 2 storey downward basement extension (if that make sense) cost was about £1 million and they had plenty of work!

Iv been told you do not need Planning permission for a basement conversion unless ofcourse you are spending £££'s...

Fromt he builders that have been over have been quoted £15k, 1 - 2 foot of digging to make the room little bigger and under pining will be required. The main problem being its end of terrace..also a Dorma is being made in the loft..so the builders said to get a structural engineer in as we dont want the house to fall over..(re-balance) as you said..

Its not going to be a huge room..though i have searched the net..and people have paid silly prices..

Just downloaded Smart Draw and drawn the basement as it is...just a rough indication sizes are not accurate...

Where is says Trail Version is where the wall in the basement exists not a full height wall..but it has pillars going up to the celing. The wall on the right is the end of terrace wall..

I wanted to know how much i could dig out the wall to give me more space..near 1-2foot maybe..?
