Cost of building a house
How much does it cost to build a 5 bedroom 3000 SQ FT house. I am looking at a newish built house which is nice but a very small bit chav. Not far from that house they are selling serviced building plots.
I have had a look online and some kits look much nicer than the house we are looking at. Anyone built one or have any advice.

i am doing a 1 storey extension to the kitchen, damp course to the house, new kitchen, bathroom, complete redecoration and that's £90K
Okay, i have expensive taste, but i bet £100K is a pretty basic house.

Work on 850-900 per square meter for completed finished i.e kitchen/decorating/garden etc etc. That will cover everything.
Sounds expensive but you will spend there or thereabouts for a quality build.
£100000 wont touch the sides for 3000 sqft.

Developers work to £150-£250/sqft. but that's using their buying power for materials, labour etc
As Chopper says, for a private individual reckon on spending at least £500/sqft upwards for a finished product.
Don't forget, you'll be losing 15% of whatever you spend straight to the taxman.

Always cheeper to have a house built than to buy one.

So based on choppers advice its £283 a sq ft. Which works out at £850K without buying the land. I can buy a 3000 sq ft house for £650K in the next street.

doing a self build nearly put my mate in the insane asylum. he had to arrange everything himself. no builder, no contractor getting his materials. the number of days he had to take off work because something wasn't there, someone hadn't arrived, was enormous

850-900 per square meter should get you built. If you were to tender the whole job it may be a bit more as a decent contractor generally cant build for any cheaper than 825ish.
3000sqft is 279sqm or thereabouts.
279sqm x £850 is £237,150 or 279sqm x £900 is £251,000.
Your maths is a little out above, confusion over sqm / sqft I guess. I would say 250k would be a good budget for you to aim for but I would probably allow another 50k for any unknowns.
Building your own house can be a very stressful experience that can cost a small fortune but very satisfying. It needs careful management and planning by people that know what they are doing.
One bit of advice, employ a contracts manager or architect to manage the project. Their costs may seem expensive at first but I will guarantee you that they will pay for themselves through savings made on the build. One mistake doing it yourself can pay their entire bill and if you havent build before you will make mistakes.

You can claim all the VAT back on a new build, too.
I'm working on a new build at the moment.
9000 sq.ft over 3 floors and a basement. The land alone cost £860k.
The budget was set about 2 years ago so it's running well under at the moment due to labour and materials costs having reduced somewhat.
Still, it's an absolute feckin' big house!
Some people have more money....etc etc.....

We moved into our self build at Christmas. It's 2,600 sq ft including a 500 sq ft granny flat. Cost so far is around £170k.
We didn't go cheap - Oak doors, skirting and architrives. Nice kitchen with the granite etc.... Lots of tiling halls, floor to ceiling bathroom, ensuite etc...
One luxuary I spent just under 10k on my home entertainment
Build costs here are less than UK mainland though.
I did start a self build thread in the DIY section but sadly have not updated since our moving in

£100 per sq ft "normal" quality - £150 sq ft reasonably high quality. No where near £300 per sq ft as some suggest and I have experience of this. I'd actually expect your would get it closer to the £100 than the £150 in this market as the builders need the work.

Its not old mill lane is it ? If it is i think there are at least 3 houses for sale in that street alone, so they are all either skint or there something going down
Also a mate of mine is building two houses at the moment & he reckons due to the shortage of work for builders at the moment he'll come under budget at £225 per sq ft. He originally reckoned it would cost £350. Both 3000 sq ft houses
Its not old mill lane is it ? If it is i think there are at least 3 houses for sale in that street alone, so they are all either skint or there something going down
