How long does the council usually take to approve or deny a planing application?

I would have said 12 weeks / 3 months especially if they don't like spelling mistakes on the planning applications

will do tomorrow..i have an architect coming around tomorrow evening..

anything i should be asking in particular? have been told only to get a quote as different architects charge different amounts..i guess i need to find one who can get the job done in one go and quickly..? how do i find on of those?

The architect should know what is generally allowable in your area. Pot luck on choosing one as they are always a bit nutty at the best of times, you need to reign them in a bit. Ensure they provide you with testimonials and references.

This is like asking "How long is a piece of string". Some simple applications can be turned around in a matter of days. Other 'seemingly' simple applications can take months. Generally the more complicated the proposal and the more issues it throws up, the longer it can take. However, there are no hard and fast rules.

That is a target...not a rule. Technically you can appeal against a non-determination after 8 weeks, but the appeal process is usually longer, more expensive and more hassle than just sitting tight/pestering the planner.
